Case study, Ikoyi, Lagos
Adeola Court
Thirty six apartments over nine floors, with a basement car park cut into wet ground beside the lagoon.
The brief
What the client needed
Handed over May 2025A high water table, soft clay and two old houses either side. The developer needed a basement for 54 cars without disturbing the neighbours' foundations, and apartments that would sell off plan.
Our approach
How we built it
Secant pile wall
A secant pile wall and dewatering wells held back water and soil while we dug the basement.
Monitoring the neighbours
Movement sensors on both neighbouring houses, read daily, with results shared with their owners.
Show apartment first
We finished one apartment on level 3 early so the developer could sell from it.
Quiet finishes
Acoustic floors and sealed windows for a busy road, tested before handover.

Are any apartments for sale?
Sales are handled by the developer. All 36 were sold before handover.
Who maintains the building now?
A facility manager appointed by the residents. We still handle defects care until May 2026.
