Cost estimator
What will your building cost?
The same rates our quantity surveyors use, turned into a range, a cost breakdown and a stage by stage payment plan.
How it works
Where the numbers come from
Real rates
Rates per square metre from our last 18 months of tenders, updated each quarter for cement, steel and diesel prices.
Location matters
Island sites cost more for access and logistics; Ogun sites less for labour and haulage.
A range, not a promise
Ground conditions, design and market prices move the final figure by 5 to 10 percent either way.
Included and excluded
What the range covers

About the estimate
How accurate is it?
For a typical building on normal ground, within 10 percent of our tender price. Poor soils or unusual designs move it more, which is why we always do a site assessment.
Can I share it with my bank?
Yes, as an indication. Banks usually want a priced bill of quantities, which we produce after design.
Why is premium so much more?
Imported finishes, hardwood joinery and full automation add around a third to the cost of a standard finish.
