01The land
Two acres between the expressway and the lagoon
Sterling Heights sits on a dry, surveyed plot off Lagoon Crescent, five minutes from the Ajah roundabout and far enough from the expressway that evenings are quiet. The site was raised and sand-filled in 2024, with soil tests and drainage designed for the rainy season.
Our architects turned the tower so every home catches the lagoon breeze. Corridors are open to the air, balconies are two metres deep for real shade, and the concrete frame is designed by a COREN-registered engineer and checked at every pour.
One-bedroom Lindens for first homes and rental income, two-bedroom Cedars for young families, three-bedroom Junipers with a staff room option, and four penthouse Crowns on the top two floors with their own terraces.
The ground floor is a planted courtyard with a children’s play lawn and a shaded reading pavilion. The roof holds a 20-metre pool, a residents’ lounge and a gym that looks over the lagoon at sunrise.
Frame works reached the ninth floor in October. Fit-out of the show apartment starts in January. Every buyer gets a deed of assignment under the estate’s Governor’s Consent, and monthly photo reports until the day we hand over the keys.
Choose a residence to see the drawn plan with room sizes. In the full explorer you pick a floor and a view, and the price, deposit and monthly payment update as you go.
We bought a Cedar on the seventh floor after standing on the show balcony for ten minutes. The payment plan let us keep our savings working while the building went up.
