Buying
Who can buy at Sterling Heights?
Anyone over 18, including Nigerians abroad and foreign nationals with a residence permit. Companies can buy too.
Is there a minimum deposit?
The reservation fee is ₦1,000,000. The deposit on signing is 30% or 40% depending on the plan.
Can I sell before handover?
Yes, after you have paid 60% of the price, with a 2% transfer fee for the paperwork.
Title and law
What title will I get?
A deed of assignment of your apartment, under the plot’s Certificate of Occupancy with Governor’s Consent, plus a share in the management company.
Can my lawyer see the documents?
Yes, before you pay anything. Book a slot with our legal team and bring your lawyer.
What happens if the project is delayed?
The contract allows six months of grace. After that we pay 1% of what you have paid for each month of delay.

How many hours of power do residents get?
The grid supplies about 14 hours a day in this area. Solar and generators cover the rest for lifts, pumps, lighting and up to 5 kVA per home.
Is there flooding?
The site is raised, with drains sized for a 50-year storm. The plot has not flooded in the developer’s eight years of records.
What about short lets?
Allowed with the estate’s short-let rules and registration at the gatehouse.
Visits and payment
Can I visit on Sunday?
The sales lounge is closed on Sunday. Video walk-throughs on WhatsApp run seven days a week.
How do I pay?
Bank transfer to the escrow account in your contract, or card through Receivly. Every payment gets a receipt.
Is the reservation fee refundable?
Yes, in full if you cancel within 14 days. After that it becomes part of your deposit.
