What is market value?
The price a willing buyer and willing seller would agree on the valuation date, after proper marketing, with neither forced to act.
Can you value from photos?
No. We always inspect, because condition and location details change the figure.
Is the report valid forever?
No. Values move. Lenders usually rely on a report for three to six months.
Can you value property held under a C of O only?
Yes. We record the title documents you share and flag anything your lawyer should check.
