What lenders look for in a valuation

A mortgage can stall for weeks because of a valuation query. Here is what lenders check, and how to help your report go through first time.

The right format

Most lenders have their own report template and a panel of approved valuers. Tell us the lender when you request, so we use their format and send the report to them directly.

Evidence they can follow

Lenders want comparable sales close by and recent, with clear adjustments. A figure without evidence invites questions. Ours shows the comparables in a table with a short reason for each adjustment.

Title and access

Lenders look for clean title and legal access. If the plot has only an R of O, or access is over someone else's land, we say so plainly. It is better the lender hears it from the report than finds it later.

Condition and saleability

Lenders care whether they could sell the property if they had to. Serious defects, unusual construction or an awkward location all affect that, and the report should say how.
