Start with the land
Before anything is drawn we check the survey plan, title documents and any setbacks or zoning on the plot. A building that does not fit the land use rules will never be approved, however good the drawings.
Drawings that answer the questions
An approval pack usually needs architectural, structural, mechanical and electrical drawings, signed by registered professionals, plus a soil report for anything over two floors. We prepare them together so they agree with each other, which is where most packs get sent back.
- Site plan with setbacks and parking
- Floor plans, sections and elevations
- Structural calculations and drawings
- Services drawings and a fire strategy for larger buildings
Submit, follow up, inspect
Once submitted, a planning approval for a family home typically takes six to ten weeks if the pack is complete. Building control then inspects at key stages: setting out, foundations, frame and completion. Our site managers book those inspections so they never hold up work.
Keep every document
Every approval, receipt and inspection report goes into your client area. When you sell, refinance or extend, you will need them, and searching for paper years later is no fun.
