Buying a home in Onitsha: the title questions to ask

Whether you buy here or anywhere else in Anambra, five questions protect you. We answer every one in writing before you pay a deposit.

Who holds the title to the land?

Ask for the root title and check it at the state lands registry with your own lawyer. At Riverstone the estate title is on file at the sales gallery for any buyer to copy (example).

Is the plot free of family claims?

Old family land can carry claims. Ask how they were settled, and ask to see the signed agreements.

What exactly will you receive?

A deed of assignment, a survey plan in your name and, later, the state's consent. Know the timeline for each.

What happens if the developer is late?

The contract should say what you are owed for each month of delay. Ours pays a fixed amount per month, set out in clause 9.

Where does your money go?

Payments should go to a named company account, never a personal one, and every payment should have a receipt. Ours come through Receivly with a reference number.
