02How we build

The order we do things in matters

Most estate trouble starts with land bought before the paperwork, or roads promised after the homes. We reverse that.

  1. Title before sales

We hold the Certificate of Occupancy and an approved layout before any plot in a phase is offered. Your lawyer can search the title at the Delta State lands registry before you commit.

  2. Roads, drains and power first

Each phase opens with its road, drainage and power line dug in. Homes rise on serviced land, so you are not waiting years for a tarred road.

  3. Payments that follow the work

Instalments are tied to stages you can see: foundation, roof, finishes. You get a dated photo report with each one.

  4. One builder, start to finish

Our own site team builds every home to the same drawings and specification. No plot-by-plot contractors cutting corners.

  5. Keys with papers

At handover you receive your Deed of Assignment, survey plan, building approval and a 12 month defects promise in one folder.

03Homes

Three home types, one standard of build

Every home is drawn by our architects for Asaba weather: deep eaves, cross ventilation and space for a water tank and inverter from day one.

04Estate life

What is planned before anyone moves in

Shared services are budgeted into each phase, not added later through surprise levies.

A shaded patio with outdoor seating and planting

Gatehouse and patrols

Controlled gate with visitor log and night patrols on every street.

Dedicated transformer

A 500 kVA transformer per phase, with solar backup for streetlights and the gate.

Treated water

Central borehole and treatment plant piped to every home.

Paved roads, deep drains

Interlocked roads and covered drains sized for Asaba rains.

Parks you can use

A central park in Gardens and a green belt walking loop in Heights, maintained by the estate company from the service charge.

05Progress you can check

Every phase reported, every month

Buyers get a dated progress report each month with photos, percentages and what is next. The same reports are posted here for anyone to read.

  1. Gardens Phase 2 roofing starts

Block C roof trusses lifted on 9 of 14 homes.

  2. Heights foundations complete

All 12 Phase 1 slabs cast and tested.

  3. Gardens Phase 2 plastering

Planned to begin across blocks C and D.

06Payment plans

  • Deposits from 20% on off plan phases
  • Plans of 6, 12, 24 or 36 months
  • Instalments by bank transfer to the estate account, with receipts
  • Every figure set out in your offer letter before you pay

07Owners

What owners tell us

Stories from people who bought in earlier phases.

We were in Houston when we bought. The monthly photo reports meant we never had to fly in to check on anything.

Chiamaka, example client, Gardens Phase 1

Our lawyer searched the title in a week. That was the moment we stopped worrying and paid the deposit.

Obiora, example client, Gardens Phase 1

The road was tarred before our roof went on. In Asaba, that tells you everything about a developer.
